Government of Nadu notified the Regional Plan (Preparation, Publication and Sanction) Rules, 2021 in accordance with the Tamil Nadu Town and Country Planning Act, 1971.<\/p>\n

As per notification, the Regional Planning Authority (RPA) should prepare a land-and building-use map for regional planning areas as well as for different parts of regional area, within 18 months of its constitution.<\/p>\n

RPA should further prepare a draft regional plan for regional planning area in association with the development & local planning authorities, within two years of preparation of map for land- and building- use.<\/p>\n

What are the components of Draft plan<\/strong><\/p>\n

The draft regional plan comprises of following components, pertaining to the region:<\/p>\n

Location<\/p>\n

Historic evolution<\/p>\n

Topography, geology and geomorphology<\/p>\n

Hydrology (surface and ground water)<\/p>\n

Climate<\/a><\/p>\n

Administrative profile<\/p>\n

Functional areas and<\/p>\n

Ratio of urban and rural development.<\/p>\n

Extent of land use for residential, commercial, industrial, agricultural and recreational purpose<\/p>\n

Extent of land use for forest or for mineral exploitation<\/p>\n

Tentative land requirement projections for various zones.<\/p>\n

Regional Planning<\/strong><\/p>\n

In the year 1955, the Housing & Regional Planning Panel had highlighted the significance of regional planning. The objectives of balanced regional development were attempted to be achieved through industrial location policy because region based balanced and coordinated development of industrial & agricultural economy<\/a> would help India in attaining higher standard of living.<\/p>\n

Regional Planning in Tamil Nadu<\/strong><\/p>\n

Tamil Nadu has been divided into eight regions by considering factors like geographical boundary, market potential & facilities, resource base, Population<\/a> threshold etc.<\/p>\n

What other plans are prepared?<\/strong><\/p>\n

Master Plans (MPs):<\/strong>Master plan is prepared for town and cities by emphasizing on zoning regulation for judicious use of urban land. Apart from suggesting broader land use restrictions, it also identify the problem areas in traffic and transport, recreation sites, location for Education<\/a>, etc.<\/p>\n

Detailed Development Plans (DDPs):<\/strong>DDPs are prepared in conformity with Master Plan proposals. It is prepared for smaller areas within the urban area. Under these action plans, development projects and programmes are envisaged. It is a micro-level plan comprising of detailed road Network<\/a>.<\/p>\n

New Town Development Plans (NTDPs):<\/strong>Areas are developed by completely utilizing their potential into new towns, by taking into account the special features of the area like industries, education, HISTORY<\/a> & heritage and tourism. There are 10 notified NTDAs in Tamil Nadu, as of now.<\/p>\n

Tamil Nadu to get back three more of its idols soon<\/strong><\/p>\n

India would soon get back three more of itsstolen idols<\/u>, all Chola-era bronzes from Tamil Nadu. They include aShiva Chandrasekhara<\/u>idol stolen from Sripuranthan temple in Ariyalur district by jailed idol smuggler Subhash Kapoor, an exquisitely carved Nataraja and his consortSivakamasundari<\/u>. Kapoor is now lodged inTrichy<\/u>prison in Tamil Nadu.<\/p>\n
